By accessing or using findmerooms, you confirm that you are at least 18 years old and have the legal capacity to enter into a binding agreement. If you do not agree to these Terms, do not use the site.

We may update these Terms from time to time. Material changes will be posted on this page with an updated effective date. Your continued use after changes become effective constitutes acceptance of the revised Terms.

findmerooms is an online search and notification tool focused on San Francisco rooms and sublets. Listings are submitted directly by landlords and room posters on findmerooms with open contact by email.

We are not a landlord, property manager, leasing agent, or licensed real estate broker. We do not own, manage, inspect, or control any property listed on the site. We do not negotiate leases, collect rent or deposits, or represent tenants or landlords in any transaction.

Any rental agreement, payment, or communication occurs solely between you and the third-party poster. We are not a party to those arrangements.

Certain features may require you to sign in with Google through our authentication provider, Supabase. You are responsible for maintaining the security of your Google account and for all activity that occurs under your findmerooms account.

You agree to provide accurate information and not to impersonate any person or entity. We may suspend or terminate access if we reasonably believe your account is used in violation of these Terms or applicable law.

Paid email alerts are not offered at this time. findmerooms is focused on growing San Francisco room listings. If we introduce optional alert subscriptions in the future, updated pricing and billing terms will be posted here before any charges apply.

Listing titles, prices, photos, neighborhoods, and other details displayed on findmerooms originate from third-party sources. We do not create, verify, endorse, or guarantee the accuracy, legality, safety, or availability of any listing.

When you click a listing, you leave findmerooms and interact directly with the third-party site and poster. Third-party sites have their own terms, privacy policies, and practices, which we do not control.

Listings may become unavailable, change price, or be removed without notice. We attempt to refresh data regularly but do not warrant that displayed information is current or complete.

If you believe a listing is fraudulent, discriminatory, or otherwise unlawful, report it to the original platform and, if appropriate, to local authorities. You may also notify us at legal@findmerooms.com.

You agree not to:

• Use the site for any unlawful purpose or in violation of fair housing laws
• Scrape, crawl, or systematically download site content without permission
• Attempt to bypass security, rate limits, or access controls
• Reverse engineer, copy, or resell our service or database
• Upload malware, spam, or harmful code
• Harass, defraud, or mislead other users or third-party posters
• Misrepresent your identity or affiliation

We may investigate violations and cooperate with law enforcement where required.

The findmerooms name, logo, site design, and original software are owned by us or our licensors and protected by applicable intellectual property laws. You may not use our branding without prior written consent.

Third-party listing content, including photos and descriptions, remains the property of the respective owners or licensors. We display limited excerpts and thumbnails to help you discover listings and link to the original source. If you believe content on our site infringes your copyright, see our DMCA Policy.

THE SITE AND SERVICES ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS. TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT.

We do not warrant that the site will be uninterrupted, error-free, or free of harmful components. We do not warrant the conduct of third-party posters or the condition of any property.

TO THE FULLEST EXTENT PERMITTED BY LAW, WE AND OUR OFFICERS, DIRECTORS, EMPLOYEES, CONTRACTORS, AND SUPPLIERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, GOODWILL, OR OTHER INTANGIBLE LOSSES, ARISING FROM OR RELATED TO YOUR USE OF THE SITE OR SERVICES.

OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THESE TERMS OR THE SITE SHALL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID US IN THE TWELVE (12) MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM, OR (B) ONE HUNDRED U.S. DOLLARS ($100).

Some jurisdictions do not allow certain limitations, so some of the above may not apply to you.

You agree to defend, indemnify, and hold harmless findmerooms and its affiliates from any claims, damages, losses, liabilities, and expenses (including reasonable attorneys' fees) arising from your use of the site, your violation of these Terms, your interactions with third-party posters, or your violation of any law or third-party rights.

These Terms are governed by the laws of the State of California, without regard to conflict-of-law principles, except where federal law applies.

Except where prohibited by law, you and findmerooms agree that any dispute arising out of or relating to these Terms or the site will be brought exclusively in the state or federal courts located in San Francisco County, California, and you consent to personal jurisdiction in those courts.

Before filing a claim, you agree to contact us at legal@findmerooms.com and attempt to resolve the dispute informally for at least thirty (30) days.

We may suspend or terminate your access to the site at any time, with or without notice, for conduct we believe violates these Terms or is harmful to other users, third parties, or us. Upon termination, provisions that by their nature should survive (including disclaimers, limitations of liability, and indemnification) will remain in effect.
