This Disclaimer explains the role of findmerooms.com and limits our responsibility when you use findmerooms to discover San Francisco rooms and sublets. It supplements our Terms of Service and Privacy Policy.

1. Our Role: Information Provider Only
findmerooms operates solely as an online search and notification tool. We aggregate publicly available housing listings from third-party websites, organize them for easier browsing, and link you to the original posts.
We are not a landlord, property owner, property manager, leasing office, insurer, or escrow agent. We do not show properties in person, conduct background checks, or participate in lease negotiations.
2. No Brokerage or Fiduciary Relationship
Unless we explicitly state otherwise in writing for a specific transaction, findmerooms is not a licensed real estate broker, salesperson, or Realtor® under California law or the laws of any other jurisdiction.
Using findmerooms does not create an agency, fiduciary, or advisory relationship between you and us. We do not act as your agent or advocate in any housing search or rental transaction.
- We do not negotiate rent or lease terms on your behalf
- We do not collect rent, deposits, or application fees
- We do not guarantee approval for any listing
- We do not provide legal, tax, immigration, or financial advice
3. Third-Party Listings and Accuracy
All listing content—including photos, descriptions, prices, availability dates, neighborhood labels, and contact details—is provided by third parties. We display limited excerpts to help you discover listings and direct you to the source.
We do not verify ownership, title, habitability, zoning compliance, permit status, safety conditions, or the identity of posters. Information may be outdated, incomplete, misleading, or fraudulent.
You are solely responsible for independently confirming all material facts before paying money, signing a lease, or moving into any property. Visit in person, read the full listing, and verify the poster's identity through appropriate means.
4. User-Submitted Listings
Listings on findmerooms are submitted directly by independent posters. Posters are responsible for the accuracy of their listings and for having the right to advertise the room. findmerooms does not verify listings, screen posters, or guarantee availability.
Contact happens via the email address provided by the poster. We are not a party to any rental agreement, payment, or communication between you and the poster.
If you believe a listing is inaccurate or unauthorized, contact us or see our DMCA Policy.
5. Fraud and Scam Warning
Rental scams are common. Be cautious of listings that seem too good to be true, requests for wire transfers or cryptocurrency, landlords who refuse in-person meetings, or pressure to pay before viewing a unit.
findmerooms does not vet posters and cannot guarantee that any listing is legitimate. If you suspect fraud:
- Do not send money or personal documents until you verify the listing
- Report the listing via findmerooms support or flag the original post if listed elsewhere
- Report fraud to the California Attorney General or local law enforcement as appropriate
- Notify us at legal@findmerooms.com so we can review whether to deactivate the listing in our index
6. Fair Housing
Federal, state, and local fair housing laws prohibit discrimination in housing based on protected characteristics including race, color, religion, sex, gender identity, sexual orientation, national origin, familial status, disability, source of income, and other classes protected under California and San Francisco law.
findmerooms does not create listing content and does not control third-party posters. Discriminatory listings violate our acceptable use standards. Report suspected discrimination to us and to the U.S. Department of Housing and Urban Development (HUD) or the San Francisco Human Rights Commission.
7. Email Alerts Disclaimer
Email alerts are not currently offered. If we add them later, we will describe how notifications work and any relevant terms at that time.
8. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY LAW, FINDMEROOMS AND ITS OPERATORS DISCLAIM ALL LIABILITY FOR ANY LOSS OR DAMAGE ARISING FROM:
- Reliance on listing information displayed on or linked from the site
- Interactions with third-party posters or platforms
- Lease disputes, habitability issues, or financial losses related to any rental
- Unauthorized access to your account due to factors outside our reasonable control
- Service interruptions, data delays, or errors in aggregated content

Content on findmerooms is for general informational purposes only. Nothing on the site constitutes legal, financial, tax, or housing advice.
